Marketers and builders of Dominion Village tout that the new 37-townhome community is on water, but that's not immediately clear on the drive in.
There are a few twists through an attractive, older Hanahan neighborhood, but there are no obvious signs of marsh or creeks. Then, after one 90-degree turn to the Dominion Village entrance, the expanse opens up: There are large ponds, then the dwellings with wide views of lowlands and the Goose Creek tributary. A long dock connects townhomes to the creek a few hundred yards away.
Promoters note the neighborhood is well-situated, 10 to 15 minutes or less by car to East Cooper or West Ashley, downtown or North Charleston. And by boat, you can access the Cooper River or Atlantic Ocean. Meanwhile, the $299,900-$499,900 prices, while hardly cheap, are reasonable for marsh and creekside property.
"You may not look (at first) to live in Hanahan, but we can put you on the water," says Jimmy Brown of Village Creek Development LLC.
Village Creek, working with downtown architect Chris Schmitt of Schmitt Walker Architects, builder Tony Bruno of Seaview General Contractor LLC in Huger and interior designer Barbara Wade, have put up one building of five townhomes. There will be seven structures in all. Dwellings are 1,700-2,050 square feet, with the variance in cost dependent on the size as well as the views. They come with 2 1/2 baths. A bonus room is optional.
The townhomes are not without upscale features, such as decks looking out on the marsh, stainless-steel appliances, hardwood floors on the first level, granite countertops, fiber-cement siding, faux cedar shakes and underneath garages that are large enough for two vehicles and a boat. Dwellings come with two or three bedrooms. Optional attractions include elevators and fireplaces. Jetted tubs are available in bathrooms, which have ceramic tile floors.
Among amenities are the community dock that attaches to a 400-square-foot pier head with a cover and a 200-foot-long space to tie up several vessels. The creek is 7 feet deep even at low tide. Other perks are a swimming pool, which is expected to open by summer; and a boat ramp that has received permitting approvals. The property has three ponds and a walking trail. Homeowners association dues are $275 a month.
"It's the best waterfront value in Charleston," says Bryan K. Crabtree, president and chief executive of Weichert, Realtors Dean-Kelby, which is handling sales and promotion.
Dominion Village can be reached from downtown Charleston a couple of ways. One is Interstate 26 west to the Remount Road exit heading toward Hanahan. Follow Remount to Yeamans Hall Road and turn left. Continue on Yeamans Hall across Murray Drive to the next street, Maple Street. Turn left on Maple and follow it for about a half-mile to Steward Street. Turn right on Steward. Dominion Village is straight ahead. An alternate route is to take I-26 to Interstate 526 toward Mount Pleasant, exiting on North Rhett Avenue. Turn left onto North Rhett and head past Remount to the next traffic light, which is Yeamans Hall. Turn left on Yeamans Hall, then right on Maple and right on Steward.
