New Summerville neighborhood gets tryout

What now catches the eye in a ride through FieldView is the baseball-park theme, with street names such as Fenway Alley and Turner Field Way.

But the tree-lined Summerville community soon will offer much more, showcasing the shared vision of a noted national architect, local developer and upscale regional builder of the town's quaint past and bustling future.

Those ideas were trotted out March 27 at an architectural preview luncheon at Middleton Inn sponsored by developer FieldView LLC and Charlotte contractor Simonini Builders. Dominick Tringali, a Michigan-based architect who specializes in traditional design in neighborhoods from Iowa to Hilton Head Island, presented his plans for the Simonini Custom Home Collection at FieldView.

"It's not just the architecture," the designer told a roomful of real estate agents and other building professionals. "More important is the way people live," said Tringali, whose work includes crafting dwellings for the famed Andretti racing family.

Anchored by a main boulevard, FieldView will strike a balance between memories of small-town neighborhoods and contemporary needs, he said.

The neighborhood will have 128 houses, priced from $374,900 to $466,400. The floor plans, sized from 1,934 to 2,580 square feet, are the Allendale, Berkeley, Camden, Chatham, Delmar, St. Helena and Pinckney. Each plan has three "looks," including three Charleston styles, Low Country, Low Country Cottage, New Orleans, Victorian-Gothic and French Colonial Plantation. Depending on the plan, master bedrooms are available upstairs and down.

Regular features include three bedrooms, 10-foot ceilings and energy-efficient construction and appliances. Porches, studies and fireplaces are common extras. Open interiors with wide doorways and archways are predominant themes. "We are real excited about FieldView," said Alan Simonini, a partner in Simonini Builders, which has built high-end homes on Daniel Island and in Mount Pleasant.

FieldView is the company's first exclusive project and first in Dorchester County. Simonini executives visited downtown Summerville and its historic areas to absorb ideas about home design and architecture there, he said.

"Architecture is something we're really passionate about," said Ray Kilian, likewise a Simonini Builders partner. "This is an opportunity for Realtors to do something different, an opportunity for people to buy lots as investments and to buy homes there."
