True deepwater property in the Charleston area is hard to come by and pricey. Having the ability to keep a large boat on one's property carries quite a premium, although worth it to anyone who has the means and appreciates the convenience of being able to come and go as they please on a boat large enough to take advantage of the excellent fishing found in Charleston Harbor and offshore. True deepwater lots, when they can be found, are often priced in the $700,000 + range with homes on deepwater starting at about $1,600,000.
There are two types of deepwater property, oceanfront and riverfront.
Oceanfront property can be found on the numerous islands.
Rivertowne on the Wando, Park West, or Hamlin Plantation might be a place to start your search for riverfront property. If you are looking for a condo, try The Bristol or Ashleigh on the Reverie.

TIDAL CREEK PROPERTY
Tidal creeks run off of the major Rivers in the Charleston area such as the Wando, Cooper and Ashley Rivers.Dependent upon the creek and location of a particular lot, the creek next to a homeowner's lot may be dry at low tide or have only a foot or two of water. In this case, most boat owners keep their boat raised on a boat lift. Dependent upon the type, size and amount of water their boat may drawl, navigation in and out of the creek may be restricted by a few hours a day. Nevertheless, most home owners on tidal creeks are able to enjoy boating for many hours each day.Tidal Creek lots start at about $450,000 with homes on tidal creeks in the $1,000,000 + range. Grassy Creek, Hobcaw Creek, and Creekside all provide this type of property.

BOAT RAMP COMMUNITIES
Many neighborhoods have boat ramps within their boundaries, and then there are several public boat ramps available throughout the Charleston area.
Boat owners can enjoy water activities without having to have direct water access from their homes. Many Charleston boat owners gain access to the water through living in a subdivision such as RiverTowne , Brickyard, Dunes West or I'On in the Town of Mount Pleasant, SC, or Riverland Terrace in West Ashley, all of which have boat ramps. With the price of waterfront property in the Charleston area being out of the reach of many Charleston boat owners, living in such a community makes sense.
If you have a large sail boat, but don't want a multi-million dollar property for a deepwater dock.
